The Central District
Located at the south east corner of Lima’s urban core, The Central District stretches along South-Central Avenue from East Spring Street to East Elm Street. What was once a bustling collection of industrial buildings, crane yards and railroad loading points, has been completely reimaged as a modern blend of repurposed historic buildings and outdoor urban leisure space. A greenway pedestrian path, dog park and enclosed courtyard are designed into the voids between the industrial buildings for the residents, tenants and visitors to enjoy. The Central District aims for a walkable experience but offers convenient parking, charging stations and curb side pick up as well. Central District Lima will be a combination of retail, residential, eateries, and multi usage spaces. Our vision is to innovate our local community and surrounding areas through collaborative works, we desire to develop better sustainable living for ALL and generations to come. MakerSpace:
Imagine a place where carpenters, metal workers, artists, designers, culinary artists and a variety of other aspiring skilled professionals can go to hone their craft, collaborate, and propel their careers. That is exactly what MakerSpace will do for the people of the Lima community. Formerly, a massive warehouse robustly built out of concrete, The MakerSpace building is the perfect place to house a variety of skill building activities. |
CENTRAL DISTRICT:
At the center of The Central District is the UniCent building. A 15,000 square foot three story historic structure, the Unicent Building was constructed in the 1920’s of concrete and brick. The west, north, and east facades have an abundance of large windows providing views to downtown and into the urban courtyard. The expansive glass also floods the entire interior of the building with natural light. Tenants and visitors will enjoy bright, open, comfortable spaces within a historic industrial setting; exposed brick walls, bold concrete columns, and high ceilings. Contemporary furniture, strategic lighting and mindful space planning makes for a great venue to meet up, collaborate or enjoy a coffee and a European pastry. The first floor features a coffee shop, book store and European bakery while professional office, collaboration and creative studio space fill up the upper levels. The UniCent building will be an attractive hub of professional activity, creative energy, leisure and collaboration. |
“Central” Courtyard:
The heart of The Central District is the courtyard. Surround on three sides by brick, block and metal buildings, this secluded pocket of urban green space was once a staging area for heavy equipment. It soon will be the center of outdoor gathering and activity. Amenities include firepits, a brick pavilion, an open-air bar, a large media screen, swings and a synthetic turf yard for lawn games. The landscape surrounds the gathering space softening the edges at the buildings. Contemporary landscape design has seamless concrete serpentine seat walls lining walkways and defining green space. When the sun sets, the courtyard comes alive with a canopy of mood lighting over the courtyard guests. This space will be a place to play, collaborate and even enjoy live entertainment. It will be a distinct outdoor urban setting unlike anything in the region. |
Social House: Playful Sophistication
Tucked discreetly behind the UniCent building in what was once an open-air bus shelter, is the Social House. A quaint – out of the way – inclusive gathering place with floor to ceiling glass offering an abundance of natural light and a great view of The Central District courtyard. Micro brews, craft cocktails and light sharable plates are what you will find on the menu. Guests can gather inside or unwind in the courtyard around a fire pit, in a swing or enjoy a lawn game. Live music, a large outdoor media screen and an open-air bar complete the experience. There’s something for everyone in this playful, but sophisticated secluded gathering space. |
201 Building:
For those who want to call the Central District home, look to the 201 Building. The second floor are up-scale suites with a view into the courtyard and city skyline. Conveniently located adjacent to all the amenities of The Central District and Lima’s urban core the 201 Building checks all the boxes for those seeking urban living. The first floor is an extension of The Central Districts dining options where you can grab a hearty breakfast from a contemporary diner. |
